Washington State Housing Finance Commission or www.WSHFC.org offers down payment assistance programs that can be combined with a normal FHA, VA or Conventional loan from any major lender allowing a ZERO down alternative! We also offer the Mortgage Credit Certificate program where you can save THOUSANDS on your taxes.

These no down payment assistance programs are NOT the kinds of loans that got us in the mortgage mess. These are loans you qualify for, loans that look at income, assets, and debts to decide the likelihood of repayment. These loans are OWNER OCCUPIED only - no investor or flip type deals. And they are boring 30 year fixed rates in the Mid 4%'s range (new construction can be cheaper, if you buy a repo it can be cheaper, etc...)

So here is a brief overview:

House Key Opportunity:  Available in all of Washington State.  

Will loan up to $10,000 for down payment and closing costs over 10 years at a rate of 3% for bank owned homes ($96.56 monthly), homes that are in Short Sale or Foreclosure and homes that are New and never have been occupied.  Income limits vary by county

House Key Veterans:  Same as House Key Opportunity, only designed for borrowers who are serving or have served in the armed forces.

Up to $10,000 at 3% over 10 years. Same income limits apply.

House Key Schools: Down payment assistance program offered to employees of community and technical colleges and K-12 public and private schools accredited or recognized by the state of Washington.

Up to $10,000 at 3% over 10 years. Same income limits apply.

These are some pretty amazing programs and here's the catch:

These programs run out of funding from time to time, and are replenished often.

City of Tacoma AND Pierce County Down Payment Assistance: Geographic Limits Apply. Up to 3.5% of the pur-chase price. NO payments NO interest as long as the live in the home as a primary residence. Borrower must have $1,000 of their own cash. Income limits range based on Family Size from $39,700 to $74,800.

City of Lakewood Down Payment Assistance: Geographic Limits Apply. Up to $7,000. NO payments NO interest as long as the live in the home as a primary residence. Borrower must have half the down payment of their own cash. Income limits range based on Family Size from $39,000 to $73,550.

Mortgage Credit Certificate program

Do you remember when the gov't gave a $8000 Tax Credit for first time home buyers?    Well, there is STILL a tax credit available for first time home buyers and it is even better than before. 

How does it work? If you qualify, 20% of the annual interest you pay can go towards a dollar for dollar tax credit. We are not talking about the mortgage interest tax deduction, but an actual Tax Credit! Let's look at a hypothetical example.  If you had a $200,000 mortgage at 6% (mortgage rates are MUCH lower today), then the mortgage credit would be 20% = $2400.  If the homeowner owed $2400 in taxes, after they applied thier Tax Credit, they wouldn't have to send any money at all to the IRS for thier taxes!  Check out more.Mortgage Credit Certificate.
