So you’ve decided to take the plunge and start looking for a new house! Exciting...right? I mean, it should be. And it can be if you are prepared. Let me rephrase that: Don’t even think about looking for a new house without some advance prep-work! I’m sure you’ve heard all the stories of multiple offers, low inventory, and general discouragement about the market. It’s true--this market can be brutal for the ill-prepared buyer, but it doesn’t have to be for you.
Check out these 4 critical tips to get you started on the right foot.
Get your financing in order! Unless you’re paying cash, this means getting in touch with a lender ASAP and starting the process of getting pre-approved. Many lenders will go beyond the typical pre-approval and take you through the entire underwriting process up front, in order to help position you to a potential seller as a rock-solid buyer. Do not wait until you’ve found “the perfect home” to apply for financing because that perfect house will not wait for you! We have some amazing preferred lenders that we’re happy to connect you with.
If selling your current home is a necessary step in buying your next home, start that conversation with your realtor (ahem… your HILL TEAM realtor) ASAP so we can put together a strategy for successfully navigating both. This is not a time to wing it. You need a plan. We can help.
Do a little work ahead of time to figure out not only what you are looking for, but why you’re looking for it. For example, do you want that extra bedroom because you expect to be growing your family in the near future, or do you need a flex space for a home office or zoom school? If the latter, an extra nook in a rec room might be easily converted for this purpose and we can broaden the scope of amenities in your home search. In a nutshell, figure out which of your desired house features are must-haves, and which are negotiable or flexible.
